The HOA has contracted with Sunrise of Nashville to maintain all common areas and homeowner yards (excluding private areas behind enclosures such as courtyards). Sunrise crews work in Abbottsford every Wednesday.
Below is a list of services included in your monthly HOA fee:
- Mowing of lawn, weekly during the growing season. The first cut is usually the third or fourth week of March, depending on weather.
- Shrubs will be pruned 2-5 times per year on average, depending on type of plant or as needed according to their growth habits.
- Unwanted growth in the beds will be removed regularly, at least monthly, both manually and spraying, to keep beds reasonably free from weeds. You may also need to weed to keep your yard free from unwanted growth.
- Bed edging at the time of mulch application.
- Ornamental trees and larger shrubs will be pruned and maintained up to a height of 15 feet. This includes sucker growth and thinning inside, if needed, as well as pruning evergreen shrubs; however, topping trees is not included. You will need to hire a tree company for larger trees
- Insect and disease control through monitoring and, if necessary, chemical applications. Chemicals are minimized to maintain an environmentally friendly approach.
- Leaf removal throughout the Fall and dormant season.
- Fertilization of shrubs with a granular fertilizer in the Spring and Fall.
- Mulch application in April to May.
- A turf management program, including four applications annually of weed control products and fertilizer.
- Core type aeration and hybrid fescue seed mix applied in the early Fall season.
- Topping of crepe myrtles will not be done unless directed by the homeowner or property manager.
- Removal of landscape debris not to exceed one 30-gallon lawn and leaf bag may be put out on Wednesdays. This includes any weeding, leaf pickup or trimming you do as well as plants you might have in pots by your front door. You can put the debris in a small container, in a bag or in a pile but only on Wednesdays. Please keep the streets clean and clear on other days

Each home must have a landscaping plan which they implement and maintain. If you lose a bush or tree, please replace it at your earliest convenience. If you are going to do something different, you will need to submit your new plan to the Architectural Committee for approval.
